The hotel is in a great location, unfortunately the rooms and facilities are not the same as shown on a number of websites. The photographs are extremely misleading.
Having said that, the location for us was the main priority and the location was great for access to the shopping centre, ferries and the bus to the airport.

This is a budget hotel allegedly, but I found it to be a good 3 star, do not have any worries about staying here. It was fantatasic value.
OK it is a 20 minute walk from the centre (cathredal) if you are a power walker, it is 5 minutes from the sea downhill, 10 minutes on the way back up , but not if you are infirm or in a wheel chair. But there is an excellent shopping complex and village centre in the opposite direction from the city within 3 minutes. Plus the buses are good to the city and Palama Nova and Magaluff. The 'millionaires row' yachting centre is only a few minutes (5) walk from this hotel with good value cafes and bars (shop around) Taxis are very cheap do not worry, 7 euros from the centre and only 4 euros from the front as there is a minimum fare, 3 euros during the day. The best news is that the staff and locals are friendly, surprisingly!! if you are too :)

The only slight problem was the fact that the hotel seemed a good deal more further away from the city centre than advertised on the web. The hotel itself was excellent.

The hotel is not located on the waterfront area as shown on the website location map. It is sited uphill and a good 25 mins walk from restaurants and other similar facilities.
The hotel also had some very noisy building work being carried out on the basement which meant that the holiday experience of sleeping late was quite impossible.

Only 2 star but very good facilities, clean and confortable. Good location as not in the middle of the town so away from the noise and hustle that can be created from a lot of holiday makers.
Top Tip
There is a very nice resturant by the port which is within walking distance or the taxi's are very good and not expencive

Like so many reviews, its the steps that are the killer, the hotel is high on a hill, if you get taxis everywhere then great, if you like walking take some really comfy shoes, Hotel itself though was good enough and would recommend it but next time I will be staying somewhere nearer the (flat) main road next to the harbour.
Top Tip
I recommend the sight seeing bus, really good to get a feel of the city.
